Standard Building Contract with Quantities for use in Scotland SBC/Q/SCOT (2016 Edition)

Description:

Cat A refurbishment of 10,000 sq ft of Grade A office space, taking an existing heavily cellularised space and
returning it to a fresh and modern open plan environment ready for letting.

The full  CAT A works comprised:

• Remove previous Tenant’s fixtures and fittings, non load bearing partitions, tea prep
  and shower facilities to be stripped out, new suspended ceiling system and raised
  access floor throughout. Stripping out of previous tenant’s drainage and water
  connections serving tea prep and shower facilities
• Replacing existing fan coil units with new
• Existing heating and chilled water to be stripped out and replaced with new.
• Existing tenant fitted DX comfort cooling systems to be stripped out and replaced with new
• New LED (LG7) lighting modules complete with emergency lighting
• New fire alarm system
• New Flooring throughout

The works were completed safely in an occupied building with disruption to the current tenants kept to a minimum. The restricted access to the building meant close co-ordination between the SJS site team and building manager was required to ensure deliveries were carefully planned.
