Office Refurbishment, Edinburgh Business School

The alteration and fit-out project optimised the use of existing office accommodation for the Edinburgh Business School, Heriot Watt University.

The works included the installation of partitions – creating 12 glass fronted cellular offices, a new tea prep area and the design, manufacture and installation of bespoke manufactured furniture.

After the successful completion and handover of Phase 1 for the Edinburgh Business School, we were appointed to complete this 2nd stage refurbishment. The rest of the building remained live during the works and careful consideration was taken throughout for the buildings occupants.

Residential Refurbishment, Thistle Street Lane

The construction project compromised the subdivision, conversion and alteration of a 6 storey office block into 11 residential flats at 45A George St, South West Thistle Street Lane.

The project was delivered over 1 Phase in the busy City Centre. The building directly below the link bridge was live throughout its removal and was successfully carried out without disruption.

Full works comprised:
• Removal of asbestos over all floor and walls around lift
• Subdivision works, converting floor into 11 apartments over 6 floors
•Structural alteration to form wall openings to create new entrance doors to flats
• New steel work installations
• Mechanical and electrical installations
• Removal of Link Bridge and down-taking of fire escape stair
• Installation of new membrane system over the existing roof
• Sprinkler systems installed throughout flats
• Dry riser system altered and made good
• New phase power brought into the basement level
• Carpets and oak flooring throughout
• New glass balustrade and oak timber hand rail installed and existing hand rails on spiral staircase refurbished
• The in-house manufacture and installation of bespoke cupboards
• Full decoration throughout

Learning & Teaching Spaces – Heriot Watt University

This construction project consisted of the interior upgrading of 13 existing Learning and Teaching rooms within 8 buildings throughout the Heriot Watt campus.

As the 13 refurbished rooms were spread throughout the 380 acre campus, this required careful planning and site communication The project was delivered over 7 weeks, during the summer recess to minimise disruption to the students and provide the new facilities for the commencement of the new academic year.

The full works comprised:
• The removal of items, where required, including blinds, doors, carpet finishes and suspended ceilings
• Form new door openings and lobby’s where required, including filling existing openings where required
• Supply and fit of new doors into newly formed lobby’s and floor coverings throughout
• Installation of new skirting where required, bench seating and furniture
• Installation of new suspended ceilings to various rooms
• Removal of all existing and redundant mechanical and electrical services
• Supply and fit of new lighting, sockets, switching and new ventilation and grills where required.

Lecture Theatre Refurbishment, Queen Margaret University

The project involved the refurbishment and alterations of a lecture theatre to allow for a desired shift in orientation.

The 4 week project was successfully delivered over the academic summer, ready for use at the start of the first semester

The full works comprised:
• Strip out of redundant lighting tracks and speaker system
• Installation of new lighting into reconfigured layout
• Reinstall existing speakers into their new location
• Rearrange existing ventilation system to suit new layout within the theatre
• Installation of new acoustic baffles
• Strip out and disposal of existing flooring and installation of new carpet tiles
• Redecoration throughout including, walls, ceilings and doors

Classroom Refurbishment, University of Edinburgh

This project involved the refurbishment of Esala Rooms (Studio 4 and 5) and Elliot rooms teaching areas for the University of Edinburgh’s, Minto House.

The full works comprised:
• Down takings and removal of existing electrical supplies and containment including lighting
• New containment dado trunking, lighting, power and data
• Removal of secondary wall paneling (where appropriate), floor finishes, cupboards and blinds
• Installation of plywood floor overlay and new floor finishes
• Where required, the installation of wall cladding and suspension wires.

The 8 week project was situated in the busy city centre of Edinburgh, with limited parking which required careful planning, efficient management of the working areas, excellent daily communication and co-ordinated delivery and access routes to ensure minimal disruption. The works took place over the university summer holidays, however, Minto House remained live and careful consideration was taken throughout for other occupants of the building.

Classroom and Laboratory Refurbishment, University of Edinburgh

The contract involved the alteration and refurbishment of the Computer Teaching Lab and the Powerlab labratory in the University of Edinburgh’s, Fleeming Jenkins building.

The full works comprised:
• Down takings and removal of existing walls, ceilings and floor finishes
• Removal of existing binnacle units and replacement with new
• Installation of AC units, dado trunking, lighting, power and data
• New partitions, screens, doors and floor finishes installed
• The installation of lab benching and shelving
• Full redecoration throughout

The refurbishment took place over 1 phase during the academic summer break, ready for the commencement of the first semester.

Student Accommodation Refurbishment, Heriot Watt University

The project involved the refurbishment of the Lord Thomson Halls student accommodation for Heriot Watt University. This included alterations to 203 bedrooms, over 40 kitchens, 4 staircases, corridors, 3 lift lobbies and 2 warden flats.

The full works comprised:
• Removal of redundant furniture, including existing kitchen units
• Supply and installation of new bathroom pods and associated fittings within the bedrooms
• New fitted kitchens, including white goods and splash backs
• New floor coverings installed throughout and skirting where required
• The installation of electrical light fittings, power and data
• Full redecoration throughout

The project was completed within the very tight and challenging timescale of 10 weeks and was successfully delivered on programme, in time for the arrival of the 2018/19 freshers

Residential Refurbishment, 5 Melville Crescent

The project compromises of an interior strip out and refurbishment of existing 5-storey property at 5 Melville Crescent, Edinburgh.

The full works comprised:
• Removal of existing floor finishes,  kitchen and toilet facilities
• Removal of both non-load bearing and load bearing walls to create new spaces throughout
• Formation of a a new single storey extension to the rear of the property
• Alterations to the existing 3rd floor and roof space to create a mezzanine, including new terraced area and upgraded cupola
• Removal of existing timber staircase and installation of new compliant steel staircase
• Full M&E services throughout
• Full refurbishment of existing surfaces and decoration throughout all new and existing surfaces
• Necessary repairs and alterations to external facades – roof works, window repairs, replacements and alterations to existing cast iron down-pipes, vents and gutters
• Installation of new floor finishes, fixture and fittings
• Production and installation of bespoke manufactured items throughout

The refurbishment was delivered over 1 Phase with live surrounding areas taken into consideration throughout the project.

Residential Refurbishment, Stafford Street

The work comprised of the conversion and reconfiguration of offices over three floors into two luxury residential apartments in the West End of Edinburgh

The full works comprised:
• Removal of existing floor finishes, kitchen and toilet facilities
• Removal of existing non load and load bearing walls to create new spaces within all levels of the property
• Installation of new partitions to create new layouts to all levels within the property
• Full renewal of M&E services throughout the property
• Full refurbishment and decoration throughout
• Necessary repairs and alterations to external facades to the front and rear of the property
• Installation of new floor finishes, fixtures and fittings
• Design, manufacture and installation of bespoke manufactured items

The project was located in the busy city centre of Edinburgh with a both residential and commercial neighbouring properties. The high quality specification and technically complex project was successfully delivered whilst overcoming the challenges of restricted access and limited area for contractor facilities.

Cafè Refurbishment, Oriam Bistro

The 6-week project involved the strip out, alteration and refurbishment of the Oriam Bistro within Scotlands Sports Performance Centre, Heriot Watt. The aim was to create a multi-functional cafe and adjoining meeting room space for students and club members within a relaxed and comfortable surrounding.

The full works comprised:
• The preparation of floors throughout and the supply and fit of new floor coverings
• Application of vinyl’s to existing doors and walls
• Refurbishment works of the existing servery including new tiling, lighting, signage and joinery works
• Re-position of existing lighting throughout the cafe area
• Supply and fit of new M&E and data
• Installation of bespoke manufactured joinery, produced in our Newhailes facility, including signage and cladding
• Redecoration throughout

The project was successfully completed with minimum disruption to live areas within the same and surrounding buildings. The refurbishment took place over the summer break to be enjoyed by students and members in time for the first semester of the academic year.
